Crafting a marketable product that is financially feasible and operationally efficient is the focus of Spectrum's Project Management and Development Consulting Division. Our approach is team based; we assist the community with identifying, hiring and coordinating all professional development team members. This includes the architect, contractor, interior designer, financial consultant and underwriter. Spectrum serves as the team leader on behalf of the community to ensure that the product envisioned by the client is delivered on-time, in budget, fully occupied.

Our Project Management team is involved in the initial research and strategic planning effort from which the final community amenities, pricing, service package and residence mix is formed. Because our consultants have experience as Executive Directors in operating communities, we have an understanding of CCRC's that allows us to provide knowledge and advice well-grounded in practical experience from the very beginning of project development.

We will provide you with comprehensive support to:

  • interview and hire the appropriate professionals;
  • develop the architectural program;
  • project new staffing needs;
  • establish unit mix, size and pricing;
  • establish the development budget and schedule;
  • manage the marketing effort;
  • assist the financial consultant with developing the projections;
  • file required regulatory approvals to include zoning efforts;
  • consistently assist the architect and interior designer to ensure that operational;
  • aesthetic and construction cost issues are appropriately considered with balance;
  • assist with value engineering and early construction cost development;
  • develop the furniture, fixtures and equipment budget;
  • develop and implement the options and custom features ordering process;
  • develop and manage the opening schedule;
  • assist with managing organizational change;
  • develop the move-in program; and,
  • access Spectrum's library of Resident Handbooks, Residence and Services Agreements, Employee Handbooks, policy and procedures, move-in program material, etc.
